Concrete Work in a Historic Shoreline Town

Guilford sits on the shore, linked to Branford by scenic Route 146, and concrete contractors working here plan around history as much as weather. The town's Henry Whitfield House, built in 1639, is called the oldest house in Connecticut. A 1981 survey by the Guilford Preservation Alliance found 450 architecturally significant buildings, and some consider its collection of historic homes the third largest in New England. The town counted 22,073 residents in 2020 across about 47 square miles of land.

Concrete that fits old houses

Near the 7.7-acre Guilford Green and in the historic town center, new concrete has to look right beside very old buildings. That does not mean concrete is out of place. It means choosing the right finish and scale:

  • Plain broom or light sweep finishes that read as simple and practical
  • Muted colors rather than bright tints
  • Stamped patterns like ashlar slate or cobble in soft gray tones
  • Narrower walks and modest steps that match the size of the house

We also check with the town before work in the historic district, because rules there can apply to changes visible from the street.

Growth after 1950

Guilford's population grew fastest in the postwar decades, with gains of 43.7, 55.4 and 52.1 percent in the 1950, 1960 and 1970 censuses. Most homes outside the center date from those decades. Their original driveways, patios and garage floors are now old enough to need replacing.

From the shore to North Guilford

Guilford's communities run from Leete's Island, Sachem's Head and Shell Beach on the water, through Guilford Center and Nut Plains, to North Guilford above Route 80, which forms the dividing line between North and South Guilford. Smaller areas include Guilford Lakes, Indian Cove and Old Quarry. A walk in Sachem's Head and a driveway in North Guilford face the same winters but very different exposure, so the plan changes with the address.

Concrete on the shoreline points

On Leete's Island, Sachem's Head and Shell Beach, concrete takes salt spray in summer as well as road salt in winter, and low spots stay wet after storms. Three things matter most there. The mix comes first: air-entrained, with a low water-cement ratio so the surface cures dense. Then cover: rebar or mesh sits deep enough that salty water has a long way to travel before it reaches steel. Then drainage: slabs pitched so storm water clears quickly, on crushed stone that drains instead of holding water. A penetrating sealer renewed every few years adds the last layer of protection.

Old foundations and new slabs

Older Guilford houses often have stone or brick foundations. When a new patio, walk or step meets one of those walls, we leave an isolation joint so the slab and the old foundation can move independently. We also pitch the new surface away from the house, since sending water toward a fieldstone foundation is one of the fastest ways to a wet cellar. If an old stone step is still sound, we can build new concrete steps around it or leave it in place as a feature.

Getting around

Interstate 95 crosses town with exits 57, 58 and 59, and U.S. Route 1, Route 77, Route 146 and Route 80 also serve Guilford. Route 146 is a scenic coastal road, so for shore jobs off it we plan truck timing and access in advance. Work at a town road or sidewalk is confirmed with the Town of Guilford first.

Guilford Questions

Can a new concrete walk look right in front of our historic Guilford house?

Yes. Simple finishes, muted color and a scale that matches the house make concrete look at home. We also check with the town on any historic district rules before we start.

Do you work on shoreline homes in Sachem's Head and Leete's Island?

Yes. We plan for salt and storm water there with dense, air-entrained concrete, careful grading and a sealer recommendation.

Can you pour a slab for boat storage in North Guilford?

Yes. We size the slab thickness and base for the trailer and boat weight and slope the door area to keep water out.
