East Haven Concrete, Hilltop to Shoreline

East Haven is two towns over from Hamden, and concrete contractors here work in three distinct settings. Wikipedia says residents divide the town into sections rather than neighborhoods: Foxon, the hilliest section, around Route 80; the Center, with Town Hall and the library; and the south end with the town beach, condos and summer cottages. The 2020 census counted 27,923 people, and the town's official elevation is just 30 feet.

How the town filled in

East Haven grew most between the 1930s and 1960. The census went from 7,815 in 1930 to 12,212 in 1950 and 21,388 in 1960, then 25,120 in 1970. That steady build-out left a wide range of houses: older homes in the West End along the New Haven line, mid-century houses in the Center, hillside homes in Foxon and seasonal cottages near the water that have since become year-round homes.

Wikipedia notes that the West End's older housing declined in the late twentieth century and that revitalization work is under way. When owners there fix up a house, failing front steps and broken walks are often near the top of the list.

Storms on the shore

The south end faces Long Island Sound. Hurricane Irene in August 2011 badly damaged shore areas and destroyed houses along Cosey Beach. When Hurricane Gloria passed in 1985, the area lost power, phone and cable for seven days. Nor'easters can bring heavy rain or snow, and the Blizzard of 1978 dropped almost two feet.

Concrete near the water has to handle salt spray, standing water after storms and freeze-thaw cycles in winter. Our approach:

  • Air-entrained concrete with a sound mix design for a dense surface
  • Careful grading so storm water drains off patios and driveways quickly
  • Sealer recommendations for slabs exposed to salt air
  • Reinforcement placed with full cover so salt has a harder time reaching it

Foxon: slopes and longer drives

Foxon, the hilliest part of town, surrounds Route 80 and is home to the high school and Foxon Park Beverage. Sloped lots mean driveways that climb, front walks that need steps or landings and patios that may need a short retaining edge. On a slope, water management is the main design question. We pitch each slab to move water to the side, and we finish driveways with a broom texture so tires grip in winter.

Cottages lived in year-round

The south end's summer cottages were built for warm months. Where owners now live in one all year, the concrete often shows its origins: a thin patio poured on sand or bare soil, entry steps built from stacked block, and no real driveway at all. Bringing a lot like that up to year-round use usually starts with drainage, because the ground sits low and storm water needs somewhere to go. Grades are set first, then a compacted stone base, then air-entrained concrete with any steel kept deep under the surface. A short parking pad and a solid set of entry steps are often the first upgrades.

Planning around the town

U.S. Route 1 runs through the Center alongside Interstate 95, Route 80 crosses Foxon and Route 100 links the two. Tweed New Haven Airport sits on the New Haven border. Sidewalk and curb-cut work on town roads is confirmed with the Town of East Haven before it goes on the calendar.

East Haven Questions

Our cottage near the beach is now our year-round home. Can you replace the old patio?

Yes. Converted cottages often have thin, settled slabs with no real base. We remove the old patio and build a new one on compacted gravel with pitch to drain storm water, using air-entrained concrete for the salt and cold.

My Foxon driveway is steep and icy in winter. What helps?

A broom finish across the slope gives tires and boots the most grip. Proper grading keeps water from sheeting down the slab and freezing. We look at the slope and drainage before we write the plan.

Do I need a permit to replace front steps in East Haven?

It depends on where the steps sit and what else changes. We check with the Town of East Haven before work begins, especially if the job touches a public sidewalk.
